CRE Advisor Partner Program

Help Your CRE Sponsor Clients Build a Repeatable Capital-Raising Capability

Capital Context partners with a select group of experienced commercial real estate advisors whose work brings them into trusted relationships with sponsors, developers, operators, and fund managers.

Through the CRE Advisor Partner Program, advisors can introduce qualified sponsors to IAS—the integrated infrastructure for investor acquisition, capital-raise execution, and ongoing investor relationships—while remaining involved in the sponsor relationship and continuing to provide their own expertise.

This is a professional partnership for experienced advisors with established practices. It is not an open affiliate or lead-generation program.

The gap advisors see first

Your Clients May Have a Strong Opportunity—but Not the Infrastructure to Raise Capital Repeatedly

Many experienced CRE sponsors know how to source, acquire, and operate real estate. Their limitation is often not the underlying opportunity. It is the absence of a coordinated system for developing the offering, identifying suitable prospective investors, managing outreach, converting interest into commitments, onboarding investors, and preserving those relationships for the next raise.

The advisor often sees this gap first.

You may recognize it when a sponsor:

  • Depends primarily on personal relationships and a limited existing investor network.
  • Has a strong project but no repeatable investor-acquisition process.
  • Has begun outreach before the offering is fully prepared for investor evaluation.
  • Is receiving interest but not converting that interest into commitments.
  • Is coordinating the raise through disconnected vendors, spreadsheets, email, and manual follow-up.
  • Has completed prior raises but must effectively start over each time.
  • Needs to reach new qualified investors beyond its immediate network.
  • Wants an operating environment that continues after closing and supports future offerings.

IAS addresses this missing infrastructure.

What Capital Context and IAS provide

One coordinated capital-raising environment.

IAS is not simply software, a contact list, a marketing campaign, or a placement service. Capital Context builds and operates the sponsor's coordinated capital-raising environment from offering readiness through ongoing investor relationships.

01

Prepare the Raise

We help develop the offer architecture, investor positioning, narrative, use of proceeds, milestones, executive summary, presentation materials, legal-ready information for counsel, investor portal, and due-diligence environment.

02

Build the Investor-Acquisition Process

We establish the sponsor's prospect universe, segmentation, offer-fit criteria, CRM structure, communications, nurture sequences, editorial calendar, engagement tracking, and follow-up workflows.

03

Execute and Manage the Raise

We help operate the process through outreach, engagement, meetings, due diligence, commitment progression, accreditation, document execution, funding coordination, and closing workflows.

04

Preserve and Expand Investor Relationships

After closing, IAS preserves investor records, communications, due-diligence activity, investment history, reporting history, and future-raise permissions—creating a foundation for the sponsor's next offering instead of forcing the process to begin again.

A partnership that extends your value

Address the missing capability without building it yourself.

The CRE Advisor Partner Program allows experienced advisors to help clients address capital-raising infrastructure without attempting to build or operate that specialized capability themselves.

01

Strengthen the Client Relationship

You introduce a practical solution to a problem that frequently limits sponsor growth and execution.

02

Remain in Your Professional Role

You continue providing the strategic, operational, transaction, real estate, or business expertise for which the sponsor engaged you.

03

Add Specialized Infrastructure

Capital Context provides the integrated investor-acquisition and raise-execution environment that complements your work.

04

Support More Than One Transaction

IAS is designed to become part of the sponsor's ongoing operating infrastructure, supporting successive offerings and long-term investor relationships.

05

Participate in the Relationship

Qualified partners may participate economically under a written agreement appropriate to the engagement, professional role, and applicable requirements. Details are discussed privately with approved partners.

Who the program is for

Experienced advisors with established practices.

We are building this program selectively. It is intended for professionals who have substantial commercial real estate experience, an active advisory practice, credible sponsor relationships, and the judgment to identify situations in which IAS may be appropriate.

The program is not designed for individuals offering lists, general lead generation, indiscriminate introductions, or mass referrals.

  • Senior commercial real estate advisors and consultants.
  • Former CRE executives now advising sponsors and developers.
  • Capital-markets and capital-formation advisors.
  • Development, acquisitions, transaction, and portfolio advisors.
  • Fund, operating, and strategic consultants serving CRE sponsors.
  • Other senior professionals with established practices and meaningful sponsor relationships.

What makes a sponsor a potential fit

The best time may be before outreach begins.

A potential introduction does not need to involve a failed raise. The best time to establish the infrastructure is often before outreach begins.

Every sponsor is evaluated for fit before an engagement is proposed.

  • Has a credible CRE project, acquisition, development, programmatic venture, or investment strategy.
  • Has experienced leadership and a serious intention to raise private capital.
  • Needs to develop the offering before entering the market.
  • Must supplement existing investors with new qualified capital sources.
  • Wants to improve conversion, execution, and visibility across an active raise.
  • Expects to conduct additional offerings and wants a repeatable system.
  • Recognizes that a deck, database, portal, or email campaign alone is not a capital-raising capability.

How the partnership works

A direct, professional, six-step process.

01

Initial Advisor Conversation

We learn about your practice, the CRE sponsors you serve, and where IAS can complement—not displace—your work.

02

Identify an Appropriate Sponsor

You identify a specific sponsor facing a capital-readiness, investor-acquisition, raise-execution, or investor-management need.

03

Make a Direct Introduction

With the sponsor's permission, you make a direct introduction to Capital Context. We do not ask partners to sell IAS or make representations on our behalf.

04

Conduct a Joint Fit Assessment

Capital Context evaluates the sponsor, offering, timing, existing capabilities, raise requirements, and suitability for IAS.

05

Define the Working Relationship

When there is a fit, Capital Context and the advisor establish clear responsibilities, communication, professional boundaries, and any applicable participation terms in writing.

06

Stay Coordinated

The advisor may remain involved where their knowledge and relationship add value, while Capital Context builds and operates the IAS engagement.

Clear professional boundaries

A professional referral and coordination channel—not a securities sales organization.

  • Advisors are not asked to sell securities or solicit investors for an offering.
  • Advisors do not make investment, performance, legal, tax, or compliance representations on behalf of Capital Context or a sponsor.
  • Capital Context does not replace the sponsor's securities counsel, tax advisors, broker-dealer, or other regulated professionals when those roles are required.
  • Each party's responsibilities are defined for the specific relationship and engagement.
  • Any economic participation is documented and remains subject to applicable professional, contractual, and regulatory requirements.

Why Capital Context

Built exclusively for commercial real estate capital formation.

Capital Context works exclusively with commercial real estate sponsors, developers, operators, and fund managers.

IAS coordinates capabilities that sponsors otherwise attempt to assemble across separate consultants, databases, marketing providers, CRM systems, portals, onboarding tools, and internal staff.

Our objective is not simply to help a sponsor conduct more outreach. It is to establish the infrastructure required to build a better-prepared raise, execute it systematically, and retain the investor relationships and operating history that make future raises stronger.

Frequently asked questions

Professional fit, roles, and expectations.

Is this an affiliate program?+

No. It is a selective professional-partner program for experienced advisors with active practices and established CRE sponsor relationships. Partners are evaluated individually.

Do advisors sell IAS?+

No. The advisor identifies an appropriate situation and makes a direct introduction. Capital Context is responsible for explaining, assessing, and proposing IAS.

Will Capital Context replace my role with the sponsor?+

No. IAS is intended to complement the advisor's existing expertise. Responsibilities are defined clearly so the advisor can continue serving the sponsor in their professional capacity.

Does the sponsor need to have an active raise?+

No. The strongest time to engage may be before outreach begins, while the offering and operating process can still be built correctly. Sponsors with live or stalled raises may also qualify.

Can a partner participate economically?+

Qualified partners may participate under a written agreement appropriate to the engagement and applicable requirements. Participation is discussed privately after partner fit is established.

What happens after an introduction?+

Capital Context conducts a fit assessment. If IAS appears appropriate, we define the proposed engagement and keep the advisor appropriately informed and involved. We do not assume that every introduction will become a client.

Is the program open to anyone with CRE contacts?+

No. Capital Context is initially inviting advisors with deep CRE backgrounds, credible professional practices, and the ability to recognize sponsors for whom IAS can create meaningful value.
